We rent single family houses, duplexes and apartments in Columbus, GA, Phenix City, Auburn, Opelika, Ft. Mitchell, AL and the surrounding area. We welcome Ft. Benning military families. We maintain a selection of nice rental homes for those that may not be in a position to buy or a have a desire to buy a home at this time. Approval Guidelines

We provide equal housing opportunity and offer our rental homes without regard to race, color, religion, national origin, sex, disability, or familial status. Our required standards for qualifying to rent a home are simple, fair and are as follows:

NOTE:  Applications are not reviewed and accepted on a “first come first serve basis”. Applicants will be reviewed and accepted based on a best qualified basis. 

  • Each adult over 18 must submit an application with a valid photo ID
  • The required application fee of $40 per adult must be paid when the application is submitted
  • Your gross monthly income must equal approximately three times or more the monthly rent.
  • You must have a reasonably favorable credit history that demonstrates a history of paying major debts with no evictions or collections from prior landlords.
  • You must be employed or have other regular income and be able to furnish proof of income.
  • You must have good references from your previous landlords.
  • All factors are weighed together to provide a total application score.  Compensating factors can include additional requirements such as an approved co-signor or additional security as rent paid in advance for applicants who do not meet all the above criteria.

  • The number of occupants are limited to two per bedroom.
  • All homes have a no-smoking policy inside the residence.
  • Animals are allowed with additional fees and are approved on a case by case basis.
  • Approved animals require a non-refundable impact fee of $197 per property plus $25 per month for each animal.
  • No more than two animals are allowed per property.
  • Vicious dog breeds as determined by our insurance company are not allowed.
  • Utilities are the residents responsibility on most properties.
  • Lawn maintenance is the residents responsibility on all single family properties.
  • Stoves/ovens are provided on all properties. Refrigerators and all other appliances are considered upgrades.
  • Rent is due by the first of each month.  Late fees will be applied after the 1st and evictions will be filed in accordance with state law for non-payment of rent.
  • Residents are strongly encouraged to obtain renter’s insurance to protect personal property.
  • Residents are required to pay rent using ACH (direct bank draft) or pay an additional $25 fee.
  • We are seeking clean and responsible long-term residents that pay their rent on time and take care of the property by improving its appearance and condition.
